With weeks before construction is completed, South Denver data center Data393 has already leased ten percent of its space and is in talks with other potential customers who could fill the facility as soon as it becomes operational.
While data centers nationally remain 80 percent vacant, 6,200-square-foot Data393 is generating interest from companies looking for relatively small amounts of tier-one rack space and a dedicated owner-operator.
"There is strong demand for space, but now even the largest companies are looking for one or two thousand square feet rather than a whole floor. That takes many of the big telecom companies or the real estate groups that own data centers out of the market," said Data393 CEO Lee Woodward. "Customers also want to know that they're dealing with a company that will be here tomorrow."
Contrary to the expansion-driven agendas of now-defunct telecom boom era companies, Woodward and his management team of industry veterans won't develop new data centers in other cities. Instead they will focus all attention and resources on serving the 100 to 200 customers that will fill Data393's cabinets. The building owned by Data393 is adjacent to Cable and Wireless' Internet backbone, literally giving customers the bandwidth of a tier-one data center at a tier-two price.
"Data393 is creating the type of facility that we would build for ourselves," said Chris Marrs, vice president of development with Solutions@Work LLP, a national technology services company based in Minneapolis that serves small and Fortune 25 companies. "With so much uncertainty and turmoil in this industry, we like dealing directly with the owners because there's real responsiveness and accountability. We had very specific requirements for servers to be located close to our Denver field operations, and Data393 was more than willing to create a tailored package of facilities and services at a very reasonable price."
Data393 -- named after its street address to convey that it is a dedicated, independently owned facility -- is scheduled to begin operations in June.
"We're overwhelmed by the interest in Data393 from so many potential customers," said Woodward. "We have been responding to RFPs and doing walk-throughs constantly. There are no other tier-one facilities with our kind of focus in far South Denver and the Park Meadows area, and a lot of companies and techs are eager to see if we can fill a need for them."
